The leafy residential area of Elviria, which flows down a gently undulating gradient towards sunny beaches, has long been the most sought-after spot on the eastside of Marbella. With the exception of maybe Los Monteros it is also the most exclusive, offering the choice of a beachside, golf-fronting, residential or even rather rustic settings within a few kilometres of Marbella and Puerto Banús.
With several golf courses, beach clubs, spa hotels, racket clubs, schools and lots of shops, restaurants and beach bars to choose from – not to mention a great choice of villas and apartments – it isn’t hard to see why Elviria is so popular. The area has all the ingredients to epitomise the Marbella lifestyle that is so desired across Europe, combining practicality and ease of access to amenities with a beautiful natural setting and microclimate.
For this reason Elviria is an established favourite among in particular British, Dutch, German and Scandinavian visitors and homebuyers, but now it also appears to be one of the areas at the forefront of Marbella’s rejuvenated property market. As those who have been following developments in this market see that prices are bottoming out and sales of properties in and around Marbella have risen strongly, prompting a revival in the local property market that first began in 2012 and has been gathering pace since.
We’re happy to say that while prices have largely stabilised they are not rising yet, though surely this will begin to happen in the next year or so. In the meantime some price rises have occurred on a very localised scale in exactly those areas where demand is robust enough to push them upwards. This applies only to the most 
highly sought after addresses, and according to many agents most parts of Elviria fall within this category.
Attractive, well-maintained urbanisations near the beach or overlooking beautiful fairways are prime candidates, as are properties with the latest architectural styling and amenities. While this applies across the Marbella area, Elviria in general is in high demand because the lifestyle, facilities, setting and properties it features rank among the very best the Costa del Sol has to offer.
