Thanks to the recently released figures in a report by valuations company TecniTasa, it is clear that in Spanish coastal areas, rental prices are once again rising.
Just to give you some idea of the recent improvements in holiday rentals income, the report calculates that the overall average weekly rental for a frontline beach apartment is now 595€, which represents a rise of 7% over the previous year. Of course, we must remember that this is an average figure and that there are many areas, particularly close to Elviria and elsewhere on the Costa del Sol, where holiday rental prices are much higher than this broad average.
For example, TecniTasa identifies Sotogrande as commanding among the highest weekly rentals, with an average of around 1,500€ per week, and often much more. Marbella, and especially Elviria, has similar properties, but it also has the advantage of offering visitors a wider price range than is available in Sotogrande; thus, it is a popular destination with a highly diverse clientele, which works to many owners’ advantage.
Overall, this rise in the coastal property rental values is excellent news if you’re considering buying a property in Marbella with a view to renting it out in the summer months. The boom in summer tourism figures that we witnessed in 2014 is set to increase yet again this year, especially with the sterling and dollar still strong against the euro. There couldn’t be a better time to buy a property here and feel secure that your rental income will meet your expectations and budgetary needs.
