Spain’s property market is about to get a lot greener thanks to a new law passed this month.
Although the country already has a solid reputation for investing in alternative energy projects such as wind farms and solar power, the new energy efficiency certificate will make consumers more aware of the environment, how much energy they are needlessly wasting and where and how it can be saved – for the benefit of the planet and their own pockets!
From June 1st property owners are required by law, to provide a certificate for any property listed for sale or rent in Spain. This means all homes and premises must now be tested by a technician to see how much power they consume and how much carbon dioxide they release into the atmosphere. Homes will be given a score, ranging from A (low consumption) to G (high consumption) with the idea that people will be encouraged to make the often small changes required to improve their rating.
As many residents will have noticed in Marbella, which is famed for its warm climate, homes tend to lose heat much quicker than their counterparts in northern Europe. With this in mind it’s hoped home owners could implement a number of environmentally friendly ideas on their properties, such as investing in roof insulation, installing double glazing and buying solar panels. It’s also so important to make sure that you have the best insulation of your home, with the cost now of heating your home. Of course, not only will we be saving the environment, we’ll also have the added incentive of saving on our electricity bills, which have been steadily creeping up in recent years.
As well as doing our part to preserve the planet for future generations, it’s also worth noting that a villa or apartment with a low energy consumption rating will sell for more in the current climate than its energy inefficient counterpart.
Valid for ten years, the certificate also looks set to boost the Spanish economy, with experts predicting that a staggering 300,000 jobs will be created over the next ten years to help inspect and issue certificates.
Although certificates are expected to cost up to 500 euros per property, it is estimated that 2,000 euros of investment could boost a less energy efficient property up one grade and the investment could be recouped in energy cost savings within six years.
So, with Marbella boasting 320 cloudless days a year, perhaps it’s time for us to invest in some solar panels and do our part to help preserve this beautiful part of the world.
